Transforming a Stunning New Build in London with Home Automation

Our client, Sandy Lane Developments approached us with drawings of a property located to the south of London.

Their vision was to help create something special by bringing modern home automation technologies to a smaller new build property.

The Challenge : Implementing Simple, Cost Effective Smart Home Solutions

In a crowded housing market delivering the best possible home is critical to success.  Our brief was to make this home stand out by using home automation technology, thereby improving sales ability and adding real value to the property.

Budget was important as the property was for re-sale, but the appearance and the standard of finish were essential to the success. Implementation had to be simple for the buyer to operate, with cost effective solutions provided to keep the sales price reasonable.

It was also vital that the technologies used were energy efficient.

At Bryanston SmartHome our experience spreads over a huge range of property types & sizes; and this project was a great fit for our team of designers and implementation engineers.

The Solution

Sophisticated home automation lighting

We used a mix of LED lighting throughout the house for general illumination; and an LED strip in the kitchen to enhance kitchen units. Floor up-lights were installed on all the big windows to enhance the ambience and external experience at night.

The use of external lighting at the rear of the property extends the house out on to the patio and into the rear garden space, expanding the use of the home. The garden area and patio have been lit in a way that extends the living space into the garden with the door open and provides a visual extension even with them shut. Depending on the time of the year, garden lighting can easily be adjusted by an iPad.

All the lighting in the principal areas of the house and the garden is controlled by a scene setting lighting control system. Using home automation in this way enables the lighting to be easily pre-set by a single push button. For added control, lighting can easily be adjusted from handheld remote devices such as an iPad, and also using voice commands from Alexa, Siri or Google.

As part of the overall IT strategy for the house, each room has been wired for data streaming to a TV as well as for satellite and terrestrial connections. By doing this we have given the new owner all the possible options in a world that is increasingly going digital.

Energy efficient solutions

Underfloor heating serves the entire house with the temperature in each room individually controlled using Heatmiser Neo thermostats.  These thermostats are networked together and are controlled from the client’s iPad or smartphone, ensuring that each room is exactly the right temperature when needed and that unoccupied rooms waste no unnecessary heat.

The whole system can be controlled from inside the house or anywhere in the world and can be turned up or shut down as required.

Insulation was to a very high standard and a combination of a high efficiency boiler & solar PV panels make this home as economical as possible to run.

The finished contemporary bungalow is truly a one-of-a-kind property that delivers the wow factor and our client is delighted with the results.

The home automation technologies used throughout fit seamlessly with the design of the property with the end result being a stylish house at a very reasonable price.

After the sophisticated home automation systems were installed and the build was put up for re-sale, the home quickly sold and the owner is delighted with their new home.
